In the "Martinshöhe Sempach" residential development, great importance was attached to implementing the client's specifications from the very beginning. The architect brought in specialist planners during the concept phase so that the guiding principle of the 2000-watt society could be consistently implemented. With the desire to use the basement areas as rental space rather than for technical purposes, the idea of ​​placing all the building services on the flat roof came about. What is already commonplace in other industries and trades is a rarity in building services engineering.

The solution to install the building technology on the roof was born. Because the five residential units were exactly the same, the technology unit could be built five times. This gave rise to the idea of ​​not building the technology room on site as usual, but rather delivering it prefabricated in a container and moving it. This brings great advantages such as:

  • Five units are built next to each other in the factory
  • The units are identical down to the last screw. This makes maintenance much easier for the caretaker team.
  • Cost savings through the construction of multiple units
  • The first load tests have already been carried out in the factory, so the units are already adjusted when they are delivered to the object
  • After connecting the risers to the units, the systems can be operated directly
  • Technical room renovations, after the service life of the components has expired, can be solved quickly and efficiently by replacing a new container
  • The unused space for technology in the basement can be rented out profitably
  • The noise emissions of the air/water heat pumps are on the roof far away from the apartments and therefore inaudible
  • The outside and exhaust air intake of the ventilation systems can be kept at the shortest distance
  • The short pipe routes resulted in very low investment costs for the HVAC systems

Thanks to our partners (installers, suppliers and system providers), our planning documents were easy to implement in practice. The entire process ran smoothly and at the end of the day, a coherent and innovative building technology product was handed over to the client. The idea of ​​the 2000-watt society was implemented consistently. The low investment costs justify the entire system choice in the final calculation.
System construction with prefabrication has long been established in other trades. Why shouldn't this also be possible in building services if it has been done in timber construction and other places for years? We believe that we have demonstrated and proven this impressively with the "Martinshöhe Sempach" project.
